Planned Maintenance Programmes
All commercial properties should have a Planned Maintenance Programme (PMP) in place whether it is a single freeholder that owns it, a multi-let building or an occupier with a Lease for the building. Knowing what condition the building is in and what works are necessary over a 5-10 year period enables any owner or occupier to adequately plan for these works both from a logistical and financial perspective.
As a Landlord this will help you to maintain the condition and value of your assets and if it is let on a multi tenancy basis then a PMP will also ensure that your service charge for the building is adequate.
As a Tenant you may have a full repairing Lease of a building and often carrying out preventative maintenance will negate the need for more involved, and expensive, reactive maintenance. This may help you with your dilapidations liability at the end of your Lease.
